Rental Policies/Terms and Conditions
Let 30A Resorts enable you to maximize your vacation – "live, play, stay – 30A!" It is more than just our mantra... it is our way of life! You will be staying in one of our owner's houses that we know personally. Please be respectful of their home and neighborhood as you would your own. You will find the following information to be helpful during your vacation planning process.
30A Resorts Rental Office – The rental office is open 7 days a week from 9 a. m. until 5 p.m. seasonally, and is located at 170 E. Scenic Hwy 30A. Vacation consultants can be reached toll free at 877.231.2880.
Reservations – We encourage you to book your reservations online however, if you have any questions, our vacation consultants are available by phone during normal working hours. Most properties require a 7 nights-stay. Please review the information on-line about each home carefully.
Deposit Policy | Final Payment – An advance reservation deposit must be paid to confirm your reservation at least 30 days in advance. This may be paid in cash, traveler’s check, money order, or major credit card. The amount of the deposit is 50% of the rental rate plus a non-refundable reservation processing fee. Final payment of the remaining balance (including taxes) is due 30 days prior to arrival. Reservations made less than 30 days in advance require payment in full at time of booking.
Rates – Our rates are based on a weekly rental period and are subject to change without notice. Some rentals have daily rates but usually incur a cleaning fee if rented for four days or less. Monthly rentals are only available in the winter months and are subject to certain restrictions and cancellation policies. Please call for details. Each rental rate is posted on the website and varies with the specific property, length of stay and season.
Check in | out – Check-in time is after 3 p.m. and we thank you for your patience during the peak season if your rental is not ready at 3 p.m. due to our high standards for cleanliness and maintenance. Sometimes there are unavoidable delays. If you will be arriving after 6 pm, please contact our vacation consultants and make arrangements prior to your arrival. Check-out time is no later than 10 a.m.
Cancellation - Occasionally plans change due to unforeseen circumstances. We can't predict the weather or health of individuals so we recommend CSA travel insurance to protect your vacation due to last minute changes that are covered under their policy www.csatravelprotection.com. 30A Resorts as a matter of policy does not give refunds for any reason. However, we will try to rebook the home you have reserved during your rental period as soon as we are notified of your change in plans. If we are successful with rebooking the home you have reserved you will get a full refund minus a 10% rebooking fee and the non-refundable reservation processing fee.
Minimum Age – 30A Resorts doesn’t rent homes to persons under the age of 25 unless accompanied by their parents or legal guardian. Restrictions will apply regarding the number of people that may accompany a parent or legal guardian. Additional restrictions will apply during the spring break vacation period. Chaperoned groups are prohibited.
30A Resorts Damage Waiver – A limited damage waiver fee of $50 - $150, depending on the property, is included in your total rental rate to cover minor damage that may occur during your stay. The damage fee is collected as part of your final payment which protects you and the owner’s home. This fee eliminates traditional "security deposits" and gives peace of mind to our guests knowing that in the event of accidental loss or damage during your stay, you are covered. Please contact our vacation consultants immediately to file a report if accidental damage or loss occurs. 30A Resorts will waive the costs of any reported accidental damage or loss but is limited to a maximum of $2000 damage payment per stay. The damage waiver does not cover negligence or willful neglect and you must notify us immediately in order for the damage waiver to apply. We inspect every home after each guest's departure and if there is unreported loss or damage discovered after your stay, we will charge your credit card.
Pet Policy – If you need to bring your pet along on your vacation we can assist you in finding a kennel. No pets are allowed in any of the homes we rent. Should we discover a pet in the accommodations you will be charged a fee for pest control, a deep clean and an equivalent of one days rent which, when combined, usually amounts to over $600. You will then need to board your pet at the kennel or leave the home and forfeit all rental payments.
No Smoking – Most of our homes are designated as non-smoking accommodations. No smoking is permitted anywhere on a non-smoking property, including decks or porches. An additional fee of $500 for cleaning and damages will be charged for those guests found to be smoking in or around a non-smoking accommodation.
Unavailability - Occasionally a home which has been reserved will not be available due to damage, due to unscheduled maintenance, because the home has been sold or for other reasons beyond our control. When that happens we will substitute comparable accommodations. If a suitable home is not available you will have the option of selecting from available properties at the published rate or receiving a complete refund of your entire rental deposit.
Reservation Processing Fee – A fee equal to 3 % of the total rent and applies to each separate "stay" even if multiple stays are booked simultaneously. The reservation fee is automatically added to a reservation and will appear as a separate line item in the guest's folio. The reservations fee is not charged to monthly rentals during winter months.
Cleaning Fee – A one time departure clean fee will be paid by guests. Additionally, guests staying more than one month in the same rental unit during the winter will be charge a cleaning fee to cover all normal cleaning after your departure.
Departure – Late departures will not be approved during peak season due to short turn-around times for incoming guests. Please take all debris and garbage outside and place them in the appropriate containers. Place dirty dishes in the dishwasher and start the dishwasher cycle and ensure the home is left in a neat condition. Please don’t rearrange the furniture. Keys must be returned to the 30A rental office to avoid a $25.00 replacement fee per key. Keys returned outside normal working hours will be placed in the drop-off box outside the 30A rental office.
Construction Noise | Utility Outages – No compensation will be given for construction noise or temporary outages of electricity, gas, water, internet, TV cable, or telephone service. Utility outages will be reported immediately and the operation and maintenance of public services is completely out of the control of 30A Resorts.
Receiving Mail – As a service to our renters if you will be receiving mail or express packages they can be picked up at our office at 170 E. Scenic Hwy 30A, Santa Rosa Beach, FL 32459. Faxes can also be received at 850.231.5136. Please include your name and contact telephone number. |
